Mold removal and inspection in Jacksonville, Arkansas

Jacksonville sits in the northeast corner of Pulaski County, and since Little Rock Air Force Base was activated there in 1955 (Encyclopedia of Arkansas), much of the city's housing has been built and rented around the base. Two facts about that housing explain most of the mold calls we hear about from Jacksonville: it's older, and a lot of it is rented.

Jacksonville's homes are older than most of the metro's suburbs

In the Census Bureau's American Community Survey (2020–2024), the median Jacksonville home was built in 1979, against 1987 for Arkansas as a whole. About half of Jacksonville's homes (51%) were built before 1980, and only about 8.5% since 2010 (Census Reporter summary). Houses of that age tend to have:

• Aging plumbing and roofs, the slow leaks behind most hidden mold: a wax ring under a toilet, a supply line behind a vanity, flashing around a vent.
• Bathroom fans that vent into the attic, or no fan at all, so shower moisture ends up on the ceiling or the roof deck.

If the musty smell is strongest near the floor or the hallway returns, start under the house: crawl space and attic mold.

Half the homes are rentals

The same Census survey counts about half of Jacksonville's occupied homes (roughly 50%) as renter-occupied. With military families moving in and out on orders, a lot of Jacksonville mold problems are found by a new tenant in the first summer, in a house that looked fine on a dry spring walkthrough.

• Before you sign: look under sinks, around tubs and toilets, at ceiling corners in bathrooms, and inside closets on outside walls. Ask when the HVAC was last serviced. A musty smell when the house has been closed up is a warning sign.
• After you move in: report leaks and mold to the landlord in writing, with dated photos, and keep copies. The Arkansas Department of Health notes there are no State of Arkansas or federal laws requiring property owners to remediate mold, so a written record of what you reported and when matters.
• Landlords: a small leak fixed between tenants is cheap; drywall, flooring and a turnover delay after it grows for a summer are not. An inspection that looks for moisture, not just mold, is the useful kind.

When to call someone
